Cost of land

I'm hoping for some help here.
We are based in a tiny hamlet,  and most of the parcels of land are owned by us or our French neighbours.

M. Le Voisin knocked at my door earlier to ask if we'd be interested in buying a parcel. It's a bit less than a hectare,  and is bounded by a chemin on one side, our land on 2 sides and land attached to a fishing lake (owned by a remote landowner - they come to fish on 5 or 6 weekends a year) on the fourth side. The field doesn't have any obvious agricultural value but would possibly be good for some fruit trees and it would fit neatly into our existing land. We're 3km away from the nearest village and there is no power or water supply to the land.

The owner has suggested that I make an offer.  Does anyone have any idea of the going rate for land of this type?

We sold 1.5 hectares of farming land about 6 years ago for €2500

We purchased around 1200 Sq Mt next to our house for €2000 about the same time.

The farming land was out of the hamlet and of no use to us, but the land with fruit trees next the house was worth having.

I would have a look on https://leboncoin.fr and see if you can get an idea of today's prices.

But it all comes down to what it's worth to you. The piece we got for €2000 started of at €10000 we kept knocking him down and would have paid €4000. But he just wanted the money and said €2000.

Why not put the ball back in his court and say you don't know the going rate and ask him to be fair. You never know he may come up with a low price. But have a figure you are happy with and consider if it's worth it to you.

In the meantime our local farmer passed by in the lane. It turned out she bought 2H of agri land nearby last year for €4000.
I've already asked the neighbour what price he's asking but he just wanted me to make an offer. At least, that's what I think he said. Although he responds to my requests to speak slowly, after the first sentence he's back up to warp factor 5!

At the risk of stating the bleedin' obvious why not give Hero and Lawrie at Maisons Rural a ring and just ask them then book price for a hectar of agricultural land?  Or Leggatts.  Or Beauxvillages.

Sorry to sound holy than thou, but I wouldn't trust a French famer to come up with a fair price than I would trust Attila the Hun and his hordes to make sure a roomful of virgins get to Sunday school on time.

Good idea though. I've done some measuring and it looks as if the land is actually just .33 H so I don't think I'll be offering more than a few hundred duties at most.

Sorry about that Big Boy.  I wouldn't normally suggest anyone talk to an estate agent for an honest answer on anything.  Must have been a sudden rush of blood to the head - or near hysteria on returning to France after two months away.  Lesson learned.

Oh.............and.......what are "duties"?

Duties are a well known (to my phone at least) spelling mistake for "Euros".

I did phone one of the local immobiliers (alternatives offered by the phone were imbiber and immobiliser, both of which seem rather appropriate) and apparently the going rate is anywhere between 500 and 5000 duties (or Euros if you prefer!) per hectare.
